Controls Project Manager
SUMMARY
The project is located at the Misawa Air Base in Misawa, Japan. In this role you will be responsible for project financials, administration, implementation, management, and customer satisfaction for the controls scope of the overall project. You will lead the project team through all facets of the project and is established as the point of contact for all stakeholders. Their portfolio of projects will contain mutli - building or complex controls projects. In this role, the Senior Controls PM will be expected to mentor team members and act as a subject matter experts on controls for the business. This role requires that the individual be located in Misawa for the duration of the project.
Other duties as assigned:
- Knowledge of energy savings performance contracting focused on electrical experience.
- Project may exceed 1 year, having high strategic value the local Trane office and Trane Federal Contracting.
- Multiple energy savings technologies, vendors and subcontractors.
- High degree of subcontractor interface.
- Trane will be Prime Contractor.
- Project may include general construction systems and technologies, outside of Trane’s core competency.
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES include the following. Other functions may be assigned.
- Work with Subject Matter Experts and Developers to develop ECMs with extensive electrical scope requirements.
- Work with a team to develop project budgets and estimates based on extensive knowledge of DDC controls and electrical construction methods.
- Ensures compliance with internal contracting processes and documents..
- Supervise and coordinate subcontractors in determining methods of construction, subcontractor manpower levels, and overall work schedules to ensure the smooth flow of work.
- Collaborate with technicians, team leads, and other PM's to establish project task, schedule requirements, communications for project progress, and review of plans / specifications and control submittals.
- Periodically inspect work in progress and completed work to ensure conformance with project drawings and specifications and industry standards.
- Review job costs, production, safety and quality to ensure projects are progressing to ensure the project costs, margins and profit are not put at risk.
- Update project schedules frequently. Knowledge of CPM scheduling.
- Ensure proper communication is occurring between subcontractors, client and others stakeholders.
- Assist on-site supervision in resolving construction problems.
- Assist in the relationship building with the client.
- Flexibility to work outside normal work hours/weekends, as required.
SUPERVISORY RESPONSIBILITIES
Manages subcontractors and other assigned project resources as required. Perform supervisory responsibilities in accordance with the organization's policies and applicable laws.

EDUCATION and/or EXPERIENCE
- Educational Requirements - Bachelor degree in Electrical Engineering or Construction Management a plus or a combination of degree and 7-10 years experience.
- Knowledge of Microsoft Office, Primavera Expedition and P3/Suretrak required. Familiarity with financially guaranteed contracts, the operation of energy management systems, HVAC systems, temperature controls, and process control systems is preferred.
- Must have a general working knowledge of basic engineering, electricity, mechanical HVAC systems and the building construction industry.
LANGUAGE SKILLS
Ability to read, analyze, and interpret plans, specifications, contract documents, control drawings, service bulletins, technical procedure manuals, equipment specifications, and governmental regulations. Ability to write reports, business correspondence, and procedure manuals is required. Ability to effectively present information and respond to questions from top management, customers, and service personnel is required.
MATHEMATICAL SKILLS
Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of geometry and algebra is required. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations is required.
REASONING ABILITY
Ability to define problems, collect data, establishes facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables is required.

This position works occasionally in a typical office environment with regular visits to job sites which includes outdoor work and work in mechanical/equipment rooms. During the job site visits, the employee is occasionally exposed to wet and/or humid conditions; moving mechanical parts; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; extreme cold; extreme heat; risk of electrical shock; and vibration. The noise level in the work environment is usually moderate.
